Welcome Home

Welcome to Black Swan Apartments. We are pleased to have you as part of our residential community. Our goal is to provide a comfortable, clean and welcoming environment for every resident.

Please keep this handbook available as a general reference throughout your residency.

This handbook is intended as a general resident guide. Your lease and applicable community policies remain the controlling documents for your tenancy.

Community Living

A successful community depends on residents treating their neighbors, homes and shared spaces with consideration.

Respect Your Neighbors

Please be considerate of noise, guests, shared areas and other residents' right to enjoy their homes.

Keep Common Areas Clear

Hallways, entrances and other shared spaces should remain accessible and free from personal belongings.

Dispose Of Waste Properly

Use designated trash and recycling locations and follow community disposal procedures.

Protect The Property

Report damage or maintenance concerns promptly so they can be addressed.

Chapter 03

Maintenance Requests

Maintenance concerns should be reported as soon as reasonably possible. Early reporting can help prevent minor issues from becoming larger problems.

Before Submitting A Request

  • Describe the problem clearly.
  • Include the location within your apartment.
  • Mention when the issue started.
  • Include relevant details such as leaks, unusual sounds or equipment behavior.
Maintenance Access

Residents may need to provide reasonable access to the apartment for authorized maintenance, inspections or repairs in accordance with the lease and applicable requirements.

Chapter 04

Utilities & Services

Utility responsibilities vary by apartment and lease. Residents should review their lease and move-in information to confirm which services are resident-paid and which are included or billed through the property.

General Guidelines

  • Keep utility accounts active when required.
  • Report service interruptions when appropriate.
  • Do not modify building utility equipment.
  • Contact management when you are unsure which provider or service applies to your apartment.
Chapter 05

Keys & Building Access

Access devices and keys are provided for the use of authorized residents. Please keep them secure and notify management promptly if a key or access device is lost.

Lost Access Device

Contact the property management team promptly if your apartment key, mailbox key or building access credential is lost or compromised.

Access Reminders

  • Do not lend building access credentials to unauthorized individuals.
  • Do not prop secured exterior doors open.
  • Report malfunctioning locks or access systems.
Chapter 06

Parking

Parking availability, permits and assigned spaces are subject to the property-specific rules and your lease or parking agreement.

Parking Guidelines

  • Park only in authorized spaces.
  • Keep fire lanes and emergency access areas clear.
  • Do not use another resident's assigned space without authorization.
  • Contact management regarding parking permits or vehicle changes.

Packages & Deliveries

Delivery procedures may vary depending on the carrier and property setup. Residents are responsible for monitoring deliveries addressed to them.

Delivery Reminder

Avoid leaving valuable or time-sensitive packages unattended. Use available delivery instructions and retrieve packages promptly when possible.

Shared amenities are provided for resident use according to current property policies and posted operating hours.

Safety & Emergencies

Resident safety is a shared responsibility. Familiarize yourself with exits, building procedures and emergency information applicable to your residence.

In An Emergency

For an immediate threat to life, fire, serious injury or other emergency, contact the appropriate emergency service before contacting property management.

Emergency

Call the appropriate local emergency service for immediate threats to life, fire or serious injury. For property emergencies, follow the emergency maintenance instructions provided by your property management team.

Safety Checklist

  • Know the nearest building exits.
  • Keep hallways and exits unobstructed.
  • Never disable smoke or safety equipment.
  • Report unsafe building conditions promptly.
Chapter 10

Moving Out

When your tenancy is approaching its end, review your lease for notice requirements, move-out procedures and applicable deadlines.

General Move-Out Preparation

  • Submit required notice within the applicable timeframe.
  • Remove all personal belongings.
  • Clean the apartment according to move-out instructions.
  • Remove personal trash and unwanted items.
  • Return keys and access devices as instructed.
  • Provide forwarding information when requested.
Final Inspection

A final inspection may be conducted according to the property's procedures and applicable requirements. Keep a copy of your move-out documentation for your records.
